<br /> <br />of ±10 to 12 inches are typically suitable if the section is not required to support <br />heavy vehicles. A base rock thickness of 24 inches should be anticipated if the <br />section will support equipment during the winter months. <br />SUMMARY CONCLUSIONS <br />Based on the findings of our preliminary work, we have concluded there are no <br />subsurface conditions that would preclude development of the site. However, <br />consistent with similar developments in the area, earthwork and foundation design <br />will have to consider the moisture-sensitivity of the shallow, fine-grained soilsand the <br />need for careful site preparation to protect the subgrade under foundations and <br />pavements. <br />ADDITIONAL GEOTECHNICAL WORK <br />A second phase of geotechnical work should be completed prior to design, once the <br />layout of specific units and driveways is established. We anticipate some additional <br />field exploration, laboratory testing and analysis will be needed to develop <br />recommendations for foundation design and construction, and for site grading and new <br />pavements. <br />VARIATION OF SUBSURFACE CONDITIONS, USE OF THIS REPORT AND WARRANTY <br />The findings and conclusions contained herein assume the soil profiles encountered <br />in the test pits are representative of the site conditions. This preliminary geotechnical <br />memorandum was prepared for the exclusive use of Evergreen Housing Development <br />Group, LLC and their design consultants for the River Road Multi-Family Development <br />project in Eugene, Oregon. Information contained herein should not be used for other <br />sites or for unanticipated construction without our written consent. This report is <br />intended for preliminary planning. It is assumed that a more detailed geotechnical <br />investigation will be completed prior to final design and construction. <br />Our work was done in accordance with generally accepted soil and foundation <br />engineering practices.
