The Applicant is requesting an adjustment from the provisions of EC 9.5500(6)(a) as described <br />in the response subsection EC 9.5500(6)(a) in Part III of this document to allow for Building <br />2 to exceed the maximum building length of 100-feet. Building 2, fronting Lombard Street, <br />will create a pleasant pedestrian experience through vibrant street front incorporating visual <br />detail including modulation, architectural articulation, and finish material selection. The <br />building will also provide multiple entrances on the street and drive frontages. The length of <br />building 2 is 131’-3” parallel to Lombard Street. In accordance with EC 9.8030 (8)(a)1. <br />Building 2 creates a vibrant street façade with visual detail as design with an exaggerated <br />building offset (7 feet) at the mid-point to visually break the building massing in to two distinct <br />segments that are each only 65’-7 ½” long. The northern segment was pushed back as far as <br />possible (while still falling within the frontage range to comply with EC 9.5500(4)(b)) while <br />the southern segment was held as close to the front yard setback as allowed. This will <br />effectively make the northern segment initially invisible to visitors when approaching the site <br />from the south on Lombard Street, giving Building 2 the visual appearance of only a 65’-7 ½” <br />long building. Each segment also has multiple offsets and projections across the façade to <br />break up the massing even further to where no horizontal module is longer than 12’-6” without <br />at least a 3’-6” of modulation. Vertical articulation is provided in addition to the horizontal <br />massing variations in the form of decks, patios and generously sized windows to enhance the <br />“eyes on the street” and connection between the interior and exterior. The siding treatment <br />is broken up vertically in alternating locations across the building with changes in siding <br />materials and (future) color placement. In accordance with EC 9.8030(8)(a)2. Multiple <br />building entries are proposed with pedestrian connections out to the street, as well as doors <br />from units out onto their private patios/decks (these are located on the return side wall and <br />are not visible on the front and rear (west and east) elevations).
