Therefore, these criteria are satisfied. <br />River Road is mapped as a Major Arterial and Lombard Street is mapped as a Local road on <br />the City’s street classification map dated May 2016. Curb, gutter, planter, street trees and <br />sidewalks exist on River Road and there are 100’ of right of way dedicated along the Site <br />frontage, therefore special setbacks discussed in EC 9.6750 are not be applicable to River <br />Road.
