There are no City-inventoried Goal 5 natural resources on the Site. The provisions of <br />EC 9.6880 to EC 9.6885 do not impose an obligation to preserve any trees on the Site. <br />However, EC 9.6885(2)(a) does impose an obligation to “consider” the preservation of certain <br />“significant” trees. <br /> <br />All trees on the Site have been surveyed and identified in the field by a licensed arborist. See <br />Exhibit B. The Applicant has studied and considered preserving significant trees as required <br />by this criterion. The Applicant does not plan to retain any of the existing trees on the site as <br />part of this Application. <br />Compliance with Subsection (b) <br />There are no natural resource areas designated on the Metro Plan diagram on this Site. <br />Therefore, this criterion is met. <br />EC 9.8445(4): <br />The Site is within the R-2, Medium Density Residential zoning district. The R-2 zoning <br />minimum net density per acre is 13 units. The maximum net density per acre is 28 units. The <br />Application proposes no more than 94 dwelling units on 3.38 acres (net), which equals 28 <br />units per acre. The density for the proposal is consistent with the R-2 zone standards. The <br />minimum lot size for R-2 lots is 4,500 square feet. At 3.38 acres (net) the lot is significantly <br />larger than 4,500 square feet. There is no maximum lot size in the R-2 zone.
