The Committee has extensively addressed these two issues throughout its discussion of EC <br />9.8320 (3) in its March 7, 2018 Response Document. <br />In short, the Response Committee has been notified by City Code Compliance Staff that on <br />steep slopes such as that of the east side of the proposed project, building heights can reach <br />40 feet (not 30 feet) with an additional 7 feet of height allowable for architectural <br />elements given a roof's pitch of 6:12 (which is not unusually steep). The email providing <br />this information is included in the Attachments to the March 7, 2018 Response Document. <br />Further, a description of the calculation of allowable building height on steep slopes such as <br />those on the eastern side of the subject property is provided at EC 9.0500 Definitions and a <br />drawing outlining the 40 foot height calculation is also provided at EC 9.0500 Building <br />Height Calculation. (This drawing may have inadvertently been omitted from Page 40 of <br />the Committee's March 7, 2018 Response Document so it is included again here for <br />reference.) <br />Note: The Committee points out that, in several areas throughout the February 28, 2018 <br />Staff Report, Staff indicates that the maximum building height for homes in the proposed <br />project is 30 feet. In all of these instances, the Committee reminds the reader that a 40 foot <br />maximum height is more accurate for buildings located on steep lots. Rooftop architectural <br />elements may also add an additional 7 feet of height based on the pitch of the roof of the <br />proposed structure. The Committee cannot locate in the Staff report any mention of <br />these two variables, which could have a substantial negative impact on the "visuals" of <br />structures from both the Ribbon Trail and from a distance from central Eugene and <br />Laurel Hill valley. <br />THIS AREA OF PAGE INTENTIONALLY LEFT BLANK <br />Page 7 <br />
