Picture of the approximate 20 foot high "old barn" taken from the Ribbon Trail. We <br />have made an effort to indicate the "optics" of a 40 foot high building. <br />Note that there could be several of these buildings in a row along the ridgeline, only 10 <br />feet apart as side yard setbacks are only 5 feet (for each yard). <br />The Response Committee does not agrees with the language in the Staff Report that indicates <br />that the proposed buildings will "blend with adjacent development." We believe that the <br />proposed project and its accompanying potentially large structures will be clearly visible <br />from the Ribbon Trail and from Laurel Hill Valley and central Eugene. This visibility will <br />be noxious and will forever ruin the ridgeline of this area of the city. <br />Therefore, the 8/22/17 Application fails to adequately address screening for the proposed <br />project, or the issues of scale, bulk and height of potential homes in the proposed project as <br />required by EC 9.8320 Tentative Planned Unit Development Approval - Criteria (3). <br />THE APPLICATION SHOULD BE DENIED. <br />Page 10 <br />
