Picture of the approximate 20 foot high "old barn" taken from the Ribbon Trail. We
have made an effort to indicate the "optics" of a 40 foot high building.
Note that there could be several of these buildings in a row along the ridgeline, only 10
feet apart as side yard setbacks are only 5 feet (for each yard).
The Response Committee does not agrees with the language in the Staff Report that indicates
that the proposed buildings will "blend with adjacent development." We believe that the
proposed project and its accompanying potentially large structures will be clearly visible
from the Ribbon Trail and from Laurel Hill Valley and central Eugene. This visibility will
be noxious and will forever ruin the ridgeline of this area of the city.
Therefore, the 8/22/17 Application fails to adequately address screening for the proposed
project, or the issues of scale, bulk and height of potential homes in the proposed project as
required by EC 9.8320 Tentative Planned Unit Development Approval - Criteria (3).
THE APPLICATION SHOULD BE DENIED.
Page 10
