TheleastimpacttoactualallowablecoverageonthebuildableportionoflotswillbeforLot <br />5becauseitonlyhas1,117SFofso-calledITLPA.Lot5totals17,735SF,withnet <br />buildableshownat16,459SF.Calculating50%ofthetotallotarea(usingthe17,735SF) <br />indicatesthat8,868SFofbuildingfootprintwouldbeallowedonthe16,459SFnetbuildable <br />area(50%x17,735SF=8,868SF).Therefore,coverageratioonthenetbuildableportionof <br />Lot5wouldactuallybecloserto54%.(8,868SFallowablebldg.footprintdividedby <br />16,459SFbuildablearea=54%).Alittleover50%butacceptable. <br />However,whenthissamemathisappliedtolargerlotswithsubstantialso-calledITLPAs <br />includedintotallotsquarefootage,theresultsareastounding!!Forinstance: <br />Lot8allowablecoveragewouldbeabout62% <br />Lot12allowablecoveragewouldbeabout91%;and <br />Lot19allowablecoveragewouldbeabout109%!! <br />AsecondexampleofthiscalculationisprovidedforLot12asfollows: <br />Lot12totals12,874SF,withnetbuildableshownat7,094SF.Calculating50%ofthetotal <br />lotarea(usingthe12,874SF)indicatesthat6,437SFofbuildingfootprintwouldbeallowed <br />onthe7,094SFnetbuildablearea(50%x12,874SF=6,437SF).Therefore,coverageratio <br />onthenetbuildableportionofLot12wouldactuallybecloserto91%.(6,437SFallowable <br />bldg.footprintdividedby7,094SFbuildablearea=91%).Substantiallyover50%and <br />egregious. <br />Insummary,theCommitteecalculatesthatactualallowablebuildingcoverageonLots8 <br />through19willrangefromapproximately62%toover115%!Theaverageallowablelot <br />coverageforthese12lots(excludingLot5whichisclosetoacceptable)willbealmost90%! <br />Clearly,theApplicationhasoverlookedthispotentialdisaster! <br />Exacerbatingthissituationisthefactthatalmostalloftheselotsarecontiguousandlocated <br />onlyontheeastsideofCupolaDrive.Giventhesepotentiallyhugecoverageratiosonthe <br />buildableportionoftheseside-by-sidelots,whenviewedfromCupolaDrive,thesehomes <br />couldbenothingshortofbehemoths.Minimumsetbackrequirements(5feettolotline,with <br />10feetbetweenbuildings)wouldonlyprovideanextremelynominalbufferbetweenthese <br />potentiallyenormoushomes. <br />SeealsoCommittee’scommentsbelowinourdiscussionofCriterion10(k)regarding EC <br />9.8300PurposeofPlannedUnitDevelopment inwhich,onPage58of67,the8/22/17 <br />Applicationrequests“flexibilitythroughthePUDpurposestatementre:EC9.2750Lot <br />Coverage”toincreaseallowablesitecoveragefor2lotsto65%(Lots16andLot17,ifthe <br />ownerchoosestobuild3unitsthereon).TheCommitteestronglyobjectstothisrequestfor <br />flexibilityforlotcoverage. <br />Additionally,thepublic’sviewfromtheRibbonTrailuphilltothehomesproposedtobe <br />locatedabovetheRibbonTrail,whichcouldtotal40+feethighonsteeperlots(theselotsare <br />36 <br /> <br />
