We have 30 days to cond,uct completeness review, which means reviewing all <br />the materials submitted and deciding if there is anything missing or additional information is needed. I'd say that 95% of <br />the time we deem the application incomplete. It is then up to the applicant to resubmit the missing or additional <br />information. Every applicant is different when it comes to this part, so I can't even fathom a guess on how long before <br />they resubmit. <br />Once we have all the information and materials, the application is deemed complete. We then solicit referral comments <br />from agencies and City Departments, such as Public Works and the Fire Department. A staff report will be written based <br />on those referral comments and an in-depth analysis of the applicable code criteria: A public hearing is scheduled <br />before a Hearings Official approximately 50 to 60 days after the application is deemed complete. Public testimony on <br />the project is accepted both before the hearing in writing and verbally during the hearing . In many cases the public <br />record is left open for several weeks after the hearing. The Hearings Official will render a decision within 15 days <br />following the close of record. <br />1 <br />
