of 22.5 feet of right-of-way along the northerly boundary of the development, between the <br />westerly boundary of the proposed development and a line that is 50 feet east of the westerly <br />boundary, and also, to show the dedication of 13 feet of right-of-way extending from the <br />aforementioned line (the east end of the required 22.5 feet of right-of-way dedication) to a line <br />that is 117 feet beyond (east of) the existing the existing right-of-way (for a total length of 199 <br />feet). Additionally, the revised site plan shall show the dedication of a 13-foot wide Public. <br />Accessway along the northerly boundary, which extends from the east end of the <br />aforementioned right-of-way to the easterly property boundary (for a total distance of 24 lineal <br />feet). <br />4. Prior to final PUD approval, the applicant shall submit for review and approval by City staff <br />and recording at Larne County Deeds and Records, a street deed which reflects the right-of- <br />way as shown on the final site plan. <br />5. Prior to final PUD approval, the applicant shall dedicate 'a temporary emergency vehicle <br />access easement over the on-site hammerhead and the access drive from Oakleigh Lane, <br />and show this easement on the final PUD plans. <br />6. Prior to final PUD approval, the applicant shall provide documentation from EWER, <br />confirming that water facilities are available for the proposed development. <br />7. The applicant shall submit an Irrevocable Petition for public improvements in Oakleigh Lane <br />to include paving, curbs and gutters, storm drainage, sidewalks, and street trees. <br />8. The final site plan shall delineate the Special Flood Hazard Area, identify Base Flood Elevation (for <br />the entire site or for each building), and note that development of the site will be required to <br />comply with the standards at EC 9.6707 through EC 9.6709. <br />9. The final PUD site plans shall. note that construction permits shall conform to the applicant's <br />geotechnical analysis. <br />10. The final PUD plans shall note that all on-site utilities will be placed underground consistent <br />with EC 9.6775. <br />11. The final PUD plans shall note the requirement that, at the time of development, all <br />stormwater discharge points directed toward the City's property shall be designed as level <br />11 <br />spreaders, consistent with the City's 2008 Stormwater Management Manual. All <br />stormwater facilities shall be located outside the public wastewater easement along the <br />east property line. <br />12. The final site plan shall note: "On-site stormwater management facilities will be privately <br />owned and operated. An operation and maintenance plan will be developed consistent with <br />the City's Stormwater Management Manual, and notice of this plan will be recorded, during <br />the building permit process." <br />2017 Final Order: Oakleigh Meadows Co-Housing PUD (PDT 13-1) Page 19 <br />
