Capital Hill PUD: PDT 17-01 <br />Completeness Review Response <br />Page 5 of 5 <br />• Applicant does not include any discussion about the portion of Capital Drive on the south <br />side of the site, where lots 17 and 18 take access from. Please address. <br />In the Site Plan these are now Lots 18 and 19. That portion of the right of way in front of <br />those 2 lots will remain as is. No changes are proposed. In this location there is an existing <br />50 foot right of way with existing 20 feet of pavements. This paved area meets the minimum <br />requirement for 2 way traffic and is contained within a concrete curb and gutter. No <br />sidewalks are proposed for this small portion of the street as it makes no practical sense to <br />install a sidewalk that doesn't connect to any other sidewalk. <br />Also, given the steep nature of the property on either side of the road in this location and the <br />close proximity of improvements to the paved road surface that are part of the property <br />directly across the street, installing a small section of sidewalk would only serve to create <br />unnecessary erosion, destruction of neighboring property and potential removal of existing <br />trees. <br />Information Items by Public Works <br />• There will likely need to be an additional inlets of some sort between the two proposed intersections. <br />Spacing between inlets is too far. <br />This comment will be taken into consideration. <br />• Capital Drive will need to be fully reconstructed to meet City standards. Simply adding additional asphalt <br />to widen will not be accepted as Capital Drive is in poor condition and likely does not meet the City's <br />standards for AC or base thickness. This means that a full 21' wide street reconstruct will be necessary. <br />Acknowledged and agreed. <br />Please call if you have any questions, comments or are in need of any additional information.
