FINDINGS <br />Public: Hearing - May 10, 1983 <br />HALYCON PUD (PD 83-1) <br />Tax Lot 400 and a portion of Tax Lot 201--Assessor's Map <br />18-03-04-3 1. <br />Located on the east side of Capital Drive, south of <br />Hendricks Park. <br />Requests diagrammatic approval for a residential planned <br />unit development consisting of nine units on 4.3 acres in a <br />RA/PD SuburbaA. Residential District with Planned Unit <br />Development procedures. <br />The following findings and conclusions of facture based <br />upon a view of the site, testimony presented at the public <br />hearing of May 10, 1983, materials and documents submitted <br />and made a part of the Planning Department file, and the <br />Staff Notes. <br />CONCLUSION: <br />Diagrammatic approval for a residential planned unit <br />development consisting of nine units on 4.3 acres in a RA/PD <br />Suburban Residential District with Planned Unit Development <br />procedures is granted upon the following conditions: <br />1. That all proposed lots take access to Capital Drive via <br />the private drive, except for lots 1, 2, and 3, which <br />will be allowed to take direct access from Capital <br />Drive. The applicant is encouraged to provide joint <br />access drives for lots 1, 2, and 3, if possible. The <br />existing driveway long the north property line of the <br />parcel can continue as a second private road for the <br />development, serving lots 5 and 6. <br />2. At preliminary application, information concerning the <br />siting of the EWEB reservior be presented. Also, <br />derails regarding the timing of construction of other <br />public improvements relating to water supply be <br />presented in addition to a schedule for construction of <br />this development. It is the intent of this condition <br />that an adequate emergency water supply be available to <br />the site prior to construction proceeding on the site. <br />3. That preliminary plans include a street grade plan <br />showing compliance with 15-- to 20-percent Fire <br />Department grade criteria. <br />1 - Findings <br />JAMES W.
