(7) Subarea P4.7 <br />Subarea P4.7 is located adjacent to and to <br />the west of the current UGB, between the <br />Amazon Creek Diversion Channel and <br />Eugene Airport, as shown on the "Extent" <br />map. It is composed of 2,601.5 acres of <br />fourth priority land. The map <br />"Subarea P4.7: Development Constraints" is a visual representation of the following information: <br />Dismissal of Land with Slopes in Excess of 5 Percent Grade <br />The United States Geological Survey's 10-meter digital elevation model shows that 13.3 acres of the land <br />in Subarea P4.7 (less than 1 percent) are constrained by slopes greater than 5%. <br />Dismissal of Land within FEMA Flood Zones (Special Flood Hazard Area) <br />1,312.2 acres of the land in Subarea P4.7 (50 percent) is constrained by the FEMA mapped Special Flood <br />Hazard Area. <br />Dismissal of Land with Goal5 Protections (natural resources) <br />135.5 acres of the land in Subarea P4.7 (5 percent) are constrained by Lane County Goal 5 protections. <br />Dismissal of Land with Existing Uses/Development that makes Industrial Redevelopment Highly Unlikely <br />in Planning Period <br />Appendix B to Findings May 2017 Page 93 <br />
