Environmental: Expansion onto this site for industrial purposes would create an industrial site adjacent <br />to agricultural land. This adjacency could have potential minor environmental consequences. Overall <br />environmental consequences from expanding onto this site for industrial use would be slightly negative <br />to neutral. <br />Energy: The mix of nearby uses and the adjacency of this site to the current UGB suggests potential <br />positive energy impacts due to efficient location of employment relative to other uses. Overall energy <br />consequences from expanding onto this site for industrial use would be positive. <br />Economic: A UGB expansion to include Site P4.6c would have positive economic consequences, as it is <br />contiguous with both the UGB and the city limits, making it immediately developable. Negative <br />economic consequences include the cost to extend urban services to this site, which is isolated from all <br />but one other potential industrial expansion site. Overall economic consequences from expanding onto <br />this site for industrial use would be positive. <br />Social: Expanding the UGB for industrial use in this location would have minimal social consequences of <br />any kind due to its separation from residential areas. Overall social consequences from expanding onto <br />this site for industrial use would be neutral. <br />Summary: Although there are some environmental, energy, economic and social concerns associated <br />with expanding on this site, they are insufficient to discard it from further consideration at this juncture. <br />Site P4.6c is, therefore, to be considered as a candidate industrial expansion site in Section Ill.g, below. <br />Site P4.6d - <br />This site is 15.7 contiguous acres of a 22.9 acre tax lot designated for Agriculture. It is immediately <br />adjacent to the UGB on its eastern edge, where land inside the UGB is designated Commercial. Rural <br />land surrounding the site is designated for Agriculture, with the exception of a narrow strip of Rural <br />Residential to the immediate south. Site P4.6d is bordered by Bonnie Heights Road to the north and <br />Highway 126 to the north. <br />Environmental: Expansion onto this site for industrial purposes would create an industrial site adjacent <br />to agricultural land. This adjacency could have potential minor environmental consequences.
