See <br />constraint maps, in Section Il.b above, <br />showing the location of each development <br />constraint throughout study area. Some land <br />in the P2.5 subarea has more than one type <br />of development constraint. The map <br />"Subarea P2.5: Development Constraints" is a <br />visual representation of the following <br />information: <br />Dismissal of Land with Slopes in Excess of 5 <br />Percent Grade <br />The United States Geological Survey's 10- <br />meter digital elevation model shows that <br />140.4 acres of the land in Subarea P2.5 (99 <br />percent) are constrained by slopes greater <br />than 5%. <br />Dismissal of Land within FEMA Flood Zones <br />(Special Flood Hazard Area) <br />None of the land in Subarea P2.5 is <br />constrained by the FEMA mapped Special <br />Flood Hazard Area. <br />Dismissal of Land with Goal 5 Protections (natural resources) <br />0.6 acres of the land in Subarea P2.5 (less than 1 percent) is constrained by Lane County Goal 5 <br />protections. <br />Dismissal of Land with Existing Uses /Development that makes Industrial Redevelopment Highly Unlikely <br />in Planning Period <br />One (1) partial tax lot totaling 1.2 acres of the land in Subarea P2.5 (less than 1 percent) has <br />existing uses or development that makes it highly unlikely that, if added to the UGB, these sites <br />would be redeveloped for industrial uses.
