Eugene Ordinance Exhibit E <br />[Lane County Ordinance Exhibit F-3] <br />• Section 9.2720 of the Eugene Code, 1971, is amended to provide as <br />follows: <br />9.2720 Purpose of R-3 Limited High-Density Residential Zone. The purpose of the R-3 <br />Limited High-Density Residential zone is to implement the [^n°°+,~,n] <br />comprehensive plan by providing areas for limited high-density residential use that <br />encourage attached one-family dwelling units and multiple-family dwelling units. <br />The R-3 zone is also intended to provide a limited range of non-residential uses to <br />help provide services for residents and enhance the quality of the limited high- <br />density residential area. <br />• Section 9.2730 of the Eugene Code, 1971, is amended to provide as <br />follows: <br />9.2730 Purpose of R-4 High-Density Residential Zone. The R-4 High-Density <br />Residential zone is designed to implement the ] comprehensive plan <br />by providing areas for high-density residential use and is intended to provide an <br />opportunity for a dense living environment. The R-4 zone must ensure that public <br />facilities and services will be provided in a timely manner to adequately serve the <br />projected demand. The R-4 zone is also intended to provide a limited range of non- <br />residential uses to help provide services for residents and enhance the quality of the <br />high-density residential area. <br />• Subsection (3)(b) of Section 9.2790 of the Eugene Code, 1971, is <br />amended to provide as follows: <br />9.2790 Solar Lot Standards. <br />(3) Exceptions to the Solar Lot Requirements. A proposed subdivision shall <br />be exempt from EC 9.2790(2) if either of the following exists: <br />(b) Site Constraints. One of the following circumstances is present: <br />1. Compliance with applicable street standards or public street plans <br />requires a street configuration that prevents the lots from being <br />oriented for solar access. <br />2. An existing public easement or right-of-way prevents the lot from <br />being oriented for solar access. <br />3. There is a significant natural feature on the site, identified as such <br />in the comprehensive plan, adopted refinement <br />plan, or in any city-adopted natural resource inventory that will <br />continue to exist after the site is developed, and that prevents the <br />lot from being oriented for solar access. <br />Page 10 of <br />41 May 2017 <br />
