(See Exhibit L.7). <br />Oakleigh Lane cannot conform to this requirement unless <br />additional public right-of-way is dedicated. <br />D107.1 One- or two-family dwelling residential developments. Developments of one- or two- <br />family dwellings where the number of dwelling units exceeds 30 shall be provided with two <br />separate and approved fire apparatus access roads, and shall meet the requirements of Section <br />D 104.3. <br />Response: Oakleigh Lane is the only fire apparatus access road that services <br />existing properties abutting the project site and the proposed PUD. The PUD <br />itself is proposed for only two dwellings fewer than the over 30-unit <br />threshold. Added to the 7 existing dwellings that can be accessed only via <br />the narrow 250-foot segment, a total of 36 dwellings have only one means of <br />access and that access fails to meet the standards for an approved fire <br />apparatus access road. <br />Exceptions: <br />1. Where there are more than 30 dwelling units on a single public or private fire <br />apparatus access road and all dwelling units are equipped throughout with an <br />approved automatic sprinkler system in accordance with Section 903.3.1.1, <br />903.3.1.2 or 903.3.1.3 of the International Fire Code, access from two directions <br />shall not be required. <br />Response: The sprinkler system information for proposed <br />PUD dwellings and the existing dwellings abutting <br />Oakleigh Lane is not available. <br />2. The number of dwelling units on a single fire apparatus access road shall not be <br />increased unless fire apparatus access roads will connect with future <br />development, as determined by the fire code official. <br />Response: The City's "Final Order" provides no <br />indication that an approved fire apparatus access road <br />will connect with future development of 29 dwellings at <br />the end of Oakleigh Lane. <br />Nemariam Engineers & Associates, LLC.
