Branch <br />Hot I N E E R I N G.-- <br />Since 1977 <br />March 24, 2017 <br />TENTATIVE PARTITION APPLICATION <br />TAX MAP 18-03-09-2, TAX LOT 500 <br />WRITTEN STATEMENT <br />Branch Engineering Inc. Project No. 16-298:05 <br />This application proposes partitioning one existing vacant lot into two parcels. <br />The site is located on an unimproved segment of Spring Boulevard right-of-way which is <br />between Central Boulevard and East 30" Avenue. The existing lot is a legal lot as a result <br />of having a continuous legal description since before April 2, 1962. A copy of the deed <br />recorded August 26, 1960 is included in this application. <br />The site was recently annexed under A 16-010 which was approved on January <br />25, 2017. The site was also recently rezoned from AG Agricultural to R1 Low Density <br />Residential under Z 16-005 which was approved on March 15, 2017. The adjacent lands <br />to the north and east are still zoned AG Agricultural and the adjacent lands to the south <br />and west are zoned R-1 Low Density. <br />Needed housing is not proposed in this partition; therefore, the general approval <br />criteria apply as follows: <br />9.8215 Partition, Tentative Plan Approval Criteria - General. The planning director <br />shall approve, approve with conditions, or deny a partition, with findings and <br />conclusions. Approval, or approval with conditions, shall be based on compliance <br />with the following criteria: <br />(1) The proposed partition complies with all of the following, unless <br />specifically exempt from compliance through a code provision applicable <br />to a special area zone or overlay zone: <br />(a) Lot standards of EC 9.2000 through 9.3915 regarding applicable <br />parcel dimensions and density requirements. Within the /WR Water <br />Resources Conservation Overlay Zone, or the /WQ Water Quality <br />Overlay Zone, no new lot may be created if more than 33% of the lot, <br />as created, would be occupied by either: <br />1. The combined area of the /WR conservation setback and any <br />portion to the Goal 5 Water Resource Site that extends landward <br />beyond the conservation setback; or <br />2.
