Higher density development will be clustered toward the road, and gardens, orchards, and <br />lower density development will be located along the river edge of development zones. <br />Sustainability: <br />Environmental: Lower River Road will be a district that <br />models good ecological design and function. Buildings, <br />landscapes, and infrastructure will protect natural <br />resources, and incorporate green building construction, <br />local energy generation and use along with <br />conservation and recycling, judicious water use and <br />reuse and green stormwater management. <br />Economic: Lower River Road will be known as a center <br />for nurturing small and local sustainable businesses, <br />including those pioneering innovative new "green" <br />technologies or approaches (energy, transportation, <br />local food systems, etc.). These businesses will provide <br />local jobs, and markets for locally-produced food, <br />goods, and services. Existing businesses will be <br />supported and encouraged to contribute to the <br />economic viability of the area. <br />Social: The area will function as an important social <br />and service hub or backbone for the wider lower River <br />Road neighborhood. It will include safe, comfortable <br />and attractive public areas and gathering places, along <br />with essential and desirable businesses (grocery, <br />farmer's market) and services (library, community <br />center). Homes and landscapes with historic value will <br />be preserved or adapted for new uses and functions. <br />Residents will be attracted by the "green" or <br />sustainable lifestyles that are supported and <br />encouraged by the community. <br />Lower River Road Corridor: <br />Neighborhood Identity/Gateway: Travelers along the lower River Road corridor will realize they <br />have entered a unique and special neighborhood, a "Greenway and garden district" and a <br />neighborhood that promotes sustainable development and lifestyles. Large canopy native trees <br />will grace the median and streetscape along River Road. The proximity of the River will be <br />evident, thanks to corridors and pockets of native trees and naturalistic landscaping that <br />visually and functionally extend the Willamette River landscape across commercial and <br />residential areas to River Road. <br />Existing dirt bike path on City land. <br />
