Eugene Planning Commission <br />August 22, 2016 <br />Page 10 <br />"The development shall preserve the 32" in diameter black cottonwood tree <br />within the Willamette Greenway originally proposed for removal and shall amend <br />the tree preservation plan, and landscaping plan to reflect preservation of that <br />tree." <br />Conclusion <br />Based upon the evidence in the record and the argument provided above, the Applicant requests <br />that the Planning Commission reverse the Hearings Official's decision and approve the Eugene <br />Towneplace Suites applications (WG 16-1/SR 16-1/ARB 16/3) with the conditions of approval <br />recommended in the Hearings Official's staff report plus the following three additional <br />conditions: <br />"The street tree requirements of EC 7.280 apply to the Valley River Way and <br />Delta Highway frontages. As required by EC 7.280(3), prior to development, the <br />City shall approve final development plans including a street tree plan consistent <br />with EC 7.280 and city administrative rules.
