Land Use Completeness Review Comments <br />Eugene Towneplace Suites <br />SR 16-1, WG 16-1, ARB 16-3 <br />2/11/16 <br />Mike McKerrow; 541-682-5288, Mike.J.McKerrow@ci.eugene.or.us <br />The following items need additional information and warrant deeming the SR and ARB applications <br />incomplete. I have not reviewed the WG application in detail. <br />Due to the scale of landscape plan provided it is difficult to determine compliance with the <br />wheelstop requirement. Instead of wheelstops two feet from a required 7' landscape bed, a 9' <br />landscape bed with no wheelstops is allowed. Please clarify how the design meets this standard <br />located at EC 9.6420(6). <br />10 bike parking spaces are required with 75% being long term spaces. Four short term spaces <br />are provided in front of the east entrance. A 10' by 7' long term bike parking room is proposed <br />for the minimum 7 long term spaces. Please provide a detailed floor plan with rack information <br />to document compliance with all the long term bike parking spaces at EC 9.6105(3)(a). <br />Adiustment Review Application: Upon review of the most updated information and further <br />analysis, staff has determined that no adjustment is needed for any standard related to the <br />limited controlled access highway located to the east of the site being considered a street. <br />Specifically, the standards at EC 9.2170(4)(b)(4) and EC 9.2173(4) do not need to be addressed. <br />However, standards EC 9.2173(5) and (6)(c) relating to vehicle and pedestrian access to Valley <br />River Inn, do need to be addressed. Please modify language in the application related to <br />adjustments not needed and new adjustments that are needed. <br />4. Verification that trees specified meet the definition of Canopy Tree per EC 9.0500 will be <br />confirmed when larger plans are available (per Planning's request). <br />
