1. Compatibility with surrounding, particularly existing residential development in the area.
2. Efficient, workable and safe interrelationships among buildings, parking, circulation, open
space and landscaped areas.
3. Due consideration to the preservation of attractive and distinctive natural features,
particularly the slough area; and
4. Safe and efficient ingress, egress, and on-site traffic circulation, with particular emphasis on
resolving access problems for various properties in the area.
• Full Size Plan Sheets: Please submit three (3) sets of full size plan sheets (24" x 36")
The Parks and Recreation Department provided the following comments/suggestions:
The bike path in this area is very heavily used by cyclists, runners and walkers. I would
consider it sort of a freeway of alternative modes. We would recommend the applicant
implement signage for users of these paths to alert them to the nature of the bike path and
to watch for bikes.
• We have experienced a lot of homeless camping in this area and the impacts to the
proposed landscape could be significant without some kind of security or safety measures.
Are there any proposed protection measures to preserve the landscaped WR-setback area?
NOTE: It is possible that the completeness review items may be addressed through a supplementary
memo and plan revisions. In other words, you may not need to revise and reprint the entire project
narrative document.
If you have any questions about this completeness review, please contact me at (541) 682-5437 or
via e-mail at: erik.berg@ci.eugene.or.us
Sincerely,
die 6~-~n~
Erik Berg-Johansen, Assistant Planner
Enclosures: Public Works Completeness Review Form
Land Use Completeness Review Letter
Land Use Application - Completeness Review Step;
Incomplete Land Use Application -180 Day Completeness Review Process
CC: DJ ARCHITECTS
2411 BRIGHTON WAY SOUTH EAST, SUITE B
ALBANY, OR 97322
