January 29, 2016
City of Eugene
99 W. 10th Ave
Eugene, OR 97401
RE: Zone Use Verification Request
Dear City Staff,
SightGlass Management is a privately owned company that is considering leasing the below building
with intent of opening a food processing facility in Eugene. Operations will constitute wholesale
confections manufacturing that specializes in infused chocolates and other artisan confections. The
infusion process will include cannabis, creating what is commonly referred to as cannabis-infused
edibles. There will be no cannabis grown or onsite retail sales of product. All goods that are
manufactured onsite will be distributed to retail stores across the state. All operations will be in full
compliance with state and local government rules and regulations.
We are in the process of negotiating a lease to occupy a free standing building located at 90502 Hwy 99
N. Building D in Eugene (map and tax lot 17-04-05-00-026o9.) The to be leased space consists of 970+-
s.f. of office space and 2,000+- warehouse space that is zoned 1-2. The intended use of the property will
be as follows:
Primary Use: Manufacturing Food and Beverage Products. The existing 2,000+- s.f. warehouse will be
converted into manufacturing space for the processing of cannabis-infused food products.
Accessory Use: Administration offices, and storage and distribution incidental to the primary use of the
site. The existing 970+- s.f. office space will be used for general administration to support the wholesale
bakery.
We are seeking your confirmation that the above mention uses are permitted outright in the 1-2 zoning.
Sincerely,
Michael Zellner, Vice President
SightGlass Management
