the south bank of the Willamette River is the Owen Rose Garden and offices for the Eugene <br />School District V. <br />The subject site is designated as Community Commercial (C-2) on the Eugene Zoning Map, <br />as are all properties immediately north and west of it. Properties to the south, across the <br />Willamette River, are zoned Special Area (S). East of the site and across the Delta <br />Highway/I-105 interchange, properties are zoned General Office (GO). <br />As noted above, the site is subject to Site Review as a result of the corresponding overlay. A <br />portion of it is within the Willamette River Greenway, as well as the Water Resources <br />Overlay.
