December 2015 <br />Planning and Development <br />Re: Site Review Leatherwood Cluster Subdivision <br />Modifications to Site Review SR01-07 <br />Assessors' Map 18-03-17-11, TL's #7200, #7300, #7500 - #7700, #8000, #8100 <br />GES Project Number 70353-2015-C <br />Page 2 <br />The applicant is proposing a total impact of 764 square feet to tax lot 8000 (open space) as <br />shown on the enclosed plans. <br />The emergency vehicle turnaround is incorporated within the proposed driveway for Lots 8 and <br />9. <br />The proposed design includes an Emergency Fire Turnaround, which has resulted in changes to <br />the original parking for lots 8 and 9. These changes have added to the reduction in area, as shown <br />in the plan sheets included herewith. <br />The trees within the open space (TL #8100) were already noted as a technical. The current <br />proposal does not impact any trees that were not previously noted as a technical take. Therefore, <br />no significant trees or rare plants will be affected by the proposed application. <br />For your reference and information, the following are responses to the Conditions ofApproval <br />noted on Site Review Approval granted by the Planning Director (dated 25 April 2001) for the <br />above-referenced project. The Conditions of Approval (shown below in bold type) are <br />addressed herein on an item-by-item basis. The responses to the Conditions are shown in italics. <br />1. The applicant shall provide a 10' long landing with a maximum 6% slope is <br />required at the entrance to the development. The measurement begins at the <br />property line. (for more information contact: Charles Nordgaard, Public <br />Works Transportation, 682-5307.) <br />Response: The entrance and landing have been constructed as set forth above. The proposed <br />Site Review Application will not alter this in any way. <br />2. The applicant shall construct a street with 23.5' of width: 20' of paving for <br />vehicles, a 6" rolled curb and a 3' wide sidewalk that meets ADA standards <br />with passing areas every 200 feet where the sidewalk must expand to 5 feet <br />wide. To prevent the sidewalk construction from impacting the wetland, the <br />sidewalk shall be located alongside the inside curve of the street.
