Allowance to provide <br />curbside sidewalks instead of setback sidewalks is acceptable as meeting'standard would <br />require additional cut and fill. <br />Rockrose Lane - Medium-Volume Residential Street, connecting A Street to Rockrose <br />Lane Right of Way to the north. Proposed 24-foot paved width and six-foot curbside <br />sidewalks on both sides, within 45-foot right of way. Meets right of way minimum of 45 <br />feet and exceeds paving width minimum of 20 feet. Allowance to provide curbside <br />sidewalks instead of setback sidewalks is acceptable as meeting standard would require <br />additional cut and fill. No sidewalk should be provided on east side of street, to match <br />Rockrose Lane cross-section approved for East Ridge PUD. <br />Public Works referral comments are included in the application file with more detail regarding <br />street design and compliance with applicable standards. <br />9.6810 Block Length. Block length for local streets shall not exceed 600 feet, unless an <br />exception is granted based on one or more of the following: <br />(1) Physical conditions preclude a block length 600 feet or less. Such conditions may <br />include, but are not limited to, topography or the existence of natural resource <br />areas such as wetlands, ponds, streams, channels, rivers, lakes or upland wildlife <br />habitat area, or a resource on the National Wetland Inventory or under protection <br />by state or federal law. <br />(2) Buildings or other existing development on adjacent lands, including previously <br />subdivided but vacant lots or parcels, physically preclude a block length 600 feet <br />or less, considering the potential for redevelopment. <br />(3) An existing public street or streets terminating at the boundary of the <br />development site have a block length exceeding-600 feet, or are situated such that <br />the extension of the street(s) into the development site would create a block <br />length exceeding 600 feet. In such cases, the block length shall be as close to 600 <br />feet as practicable. <br />(4) As part of a Type it or Type III process, the developer demonstrates that a strict <br />application of the 600 foot requirement would result in a street network that is no <br />more beneficial to vehicular, pedestrian or bicycle traffic than the proposed street <br />network and that the proposed street network will accommodate necessary <br />emergency access. <br />Special block requirements related to multiple family developments are found in <br />section (10) of EC 9.5500 Multiple-Family Standards. <br />Public Works referral comments note that the proposal exceeds the maximum block length . <br />standards.
