Exhibit A <br />May 13, 2015 <br />TAX LOT 701 <br />LEGAL DESCRIPTION <br />for <br />ZONE CHANGE APPLICATION <br />BEING a tract of land in the Northeast 1/4 of Section 9 and Northwest 1/4 of Section io, both in <br />Township 18 South, Range 3 West, Willamette Meridian, being more particularly described as <br />follows: <br />BEING that portion of the lands conveyed in that Statutory Warranty Deeds recorded on <br />January 3, 2007 as Reception Number 2007-000444 in the Lane County Oregon Official <br />Records that were annexed to the City of Eugene by the Lane County Local Government <br />Boundary Commission in File CEU 07-37, approved October 4, 2007 and effective November 19, <br />2007, the boundaries of which being more particularly described as follows: <br />COMMENCING at the brass cap marking the Northwest corner of DLC 59; <br />THENCE South 00°04'32" East, 239.61 feet (South 00°43'33" West, 229.68 <br />feet) to the northeast corner of those lands conveyed in that Statutory Warranty <br />Deed recorded on January 3, 2007 as Reception Number 2007-000444 in the <br />Lane County Oregon Official Records, said point being the POINT of <br />BEGINNING; THENCE along the eastern boundary of said deed South <br />00°04'32" East, 748.07 feet (South 00°43'33" West, 758.0o feet) to the northern <br />southeast corner of the lands annexed to the City of Eugene by the Lane County <br />Local Government Boundary Commission in File CEU 07-37, approved October <br />4, 2007 and effective November 19, 2007; THENCE along the southern <br />boundary of said annexation the following two courses: (1) South 54°34'54" West, <br />475.25 feet (South 55°23'x8" West, 475.37 feet) to a monument set in County <br />Survey File 41054 filed by David Swanson for River Land Properties LLC on May <br />28, 2008 in the Lane County Oregon Survey Records, (2) South 72°08'04" West, <br />25.10 feet (South 72°56'00" West) to a point on a line lying parallel to and <br />300.00 feet northerly of the south boundary of Government Lots 1 and 2 of <br />Section 10, and Government Lot 1 of Section 9 all in Township 18 South, Range 3 <br />West, Willamette Meridian; THENCE along said parallel line the following two <br />courses: (1) South 89°16'59" West, 1436.59 feet, (2) South 89°11'04" West, 145.12 <br />feet to a point on the aforesaid southern annexation boundary; THENCE along <br />said southern annexation boundary the following three courses: (1) North <br />65°40'41" West, 12.61 feet (North 64°53'07" West) to a monument set in the <br />aforesaid County Survey File 41054, (2) South 89°11'20" West, 495.25 feet (West, <br />495.00 feet) to a monument set in said survey, (3) South 59°5408" West, 11.03 <br />feet (South 60°43'07" West) to a point on the aforesaid parallel line; THENCE <br />continuing along said parallel line South 89°11'04" West, 655.37 feet to a point on <br />the east boundary of Government Lot 2 of Section 9, Township 18 South, Range 3 <br />West, Willamette Meridian; THENCE along the boundaries of said Government <br />Lot 2 the following two courses: (1) South 00°3554" East, 300.00 feet, (2) South <br />89°11'04" West, 904.91 feet to the northerly right-of-way margin of 30th Avenue; <br />THENCE along said right-of-way margin the following two courses: (1) North <br />34°08'53" West, 4.53 feet (North 34°23'42" West) to a monument set in County <br />Survey File 34598-3460o filed by D.
