More specifically, Tax Lot 701(98 acres) is the northern-most of the two parcels, <br />and is located just south of the terminus of Riverview Street and a private drive (Hendricks Hill <br />Drive). Tax Lot 703 (23 acres) is the adjacent parcel to the south, located approximately 250 <br />feet northeast of 30th Avenue. Adjacent parcels to the east of the subject site are currently <br />zoned Agriculture (AG), and parcels to the north are zoned Low-Density Residential (R-1). The <br />three large parcels south of the subject site are located outside of the City's Urban Growth <br />Boundary (UGB). <br />In 2012, Environ-Metal Properties, LLC requested a zone change from AG to R-1 zoning on the <br />subject properties. The proposal, which included concurrent tentative Planned Unit <br />Development, Standards Review, and Traffic Impact Analysis applications, did not propose to <br />rezone any portion of the site as Park, Recreation & Open Space (PRO) zoning as called for in <br />the Metro Plan. PRO zoning is the associated zoning to implement the Metro Plan's Parks and <br />Open Space (POS) land use designation category. The proposal was heard by the Hearings <br />Official on August 28, 2013, and was ultimately denied.
