Because there are two land use <br />designations on the subject property (as shown on the adopted 2004 Metro Plan Diagram - Low <br />Density Residential (LDR) and Parks and Open Space (POS)), the requested zoning districts are <br />Low Density Residential (R-1) and Park, Recreation & Open Space (PRO). In recognition of <br />Eugene's adopted South Hills Study, the applicant is requesting an overlay zone of Planned Unit <br />Development (PD). The applicant is also requesting that an existing overlay zone (Water <br />Resources (WR)) remain applied to the property. <br />This letter summarizes the major issues in this proceeding, with reference to the documents <br />already submitted.
