C O H O U 5 F N G <br />Multiple-Family residential dwellings and Other Commercial Services are <br />also proposed and they are both permitted through a PUD process. <br />EC 9.2740(7) - C-1 NEIGHBORHOOD COMMERCIAL IN RESIDENTIAL ZONES. <br />USES PERMITTED OUTRIGHT IN THE C-1 NEIGHBORHOOD COMMERCIAL ZONE SHALL BE <br />PERMITTED IN ANY RESIDENTIAL ZONE THROUGH THE PLANNED UNIT DEVELOPMENT <br />PROCESS WITH A DEMONSTRATION THAT THE COMMERCIAL USES WILL SERVE RESIDENTS <br />LIVING IN THE PUD. <br />EC 9.2160- COMMERCIAL ZONE LAND USE AND PERMIT REQUIREMENTS. <br />Findings: As per EC Table 9.2160, the PUD proposes buildings that <br />contain uses that are categorized as Specialty Food and Beverage, and is <br />permitted outright. The proposed space referred to as the Common <br />House will be used to serve the residents of the PUD. <br />EC 9.5500- MULTIPLE-FAMILY STANDARDS. <br />Findings: The proposed PUD complies with the standards and guidelines <br />set forth in EC9.5500 and evidence as such is provided in this written <br />statement and the attached architectural, civil, and landscape drawings. <br />(b) EC 9.6500 through EC 9.6505 Public Improvement Standards <br />Findings: As stated above (EC 9.8320(7)), the development site is furnished with <br />accessible utilities running along Oakleigh Lane that will be connected to each <br />proposed building. <br />All proposed public improvements including sidewalks, paths, accessible <br />sidewalk ramps, landscape strips, curb cuts, and driveways will be constructed in <br />accordance with adopted City plans and policies as required by this section. <br />Easements which may be necessary for public utilities not required to serve the <br />subject site will be granted provided the City makes findings to demonstrate <br />consistency with constitutional requirements as required by this code section. <br />No new private or public streets are proposed by the applicant, and there are no <br />public street improvement projects planned that would impact the project site. <br />The development site has frontage on one existing street and is surrounded by <br />existing development, including buildings that preclude any new street <br />connections. The on-site storm water management facilities meet storm water <br />Management Standards.
