There are three existing commercial nodes within the study area and two areas planned for <br />medium density residential uses on the east side of River Road. Land use and development <br />concepts are identified for each of these areas based on community input at open houses and <br />input from the CAC. The Lower River Road Conceptual Plan Areas Map on page 23 identifies <br />the areas described below. These areas are; <br />• North Commercial Area. A mixed commercial area located south of E. Hillcrest Drive on <br />both sides of River Road at the north end of the corridor is zoned for both <br />Neighborhood (C-1) and Community (C-2) Commercial Uses. <br />• North Medium Density Residential Area. North of Rasor Park and east of River Road <br />along Stephens Drive is an existing developed residential area zoned R-2 Medium <br />Density Residential. <br />• Central Commercial Area. An approximately 9.4 acre area, zoned C-2 Community <br />Commercial, is located east of River Road generally centered opposite Knoop Lane. <br />• South Medium Density Residential Area. South of Hansen Lane are two R-2 zoned areas <br />east of River Road. One area is vacant; the other includes three oversized parcels <br />containing existing single family dwellings. Both R-2 areas extend from River Road to <br />public parklands along the Willamette River. <br />South Commercial Area. A small, predominantly auto-oriented commercial area, zoned <br />C-2 Community Commercial, located on both sides of River Road at the south end of the <br />lower River Road corridor, generally south of Fir Lane. <br />
