plant represents good will between our society and Kalapuya society. Honoring Kalapuya does not <br />necessarily mean we are going to build a longhouse. It.might mean siting the buildings in a rhythm that <br />honors.the flow of the river, or scale is balanced between open field, houses, and tall Cottowood riparian <br />forest. <br />COLONIZERS <br />In the past 150 years, people came from many lands and settled here. Doubtless there are stories of <br />families found right within the proposed lots, who lived here in the past 150 years, their living relatives <br />near and far, and their relationship to Eugene as it grew from its infancy, to where it is right now. As well <br />as the stories of the surrounding neighbors. We have all kinds of stories. We should discover them. <br />Though this study is not the same as architecture, landscape, materials, dimensions, and joinery to build <br />this development, nonetheless it is related and important. Those who move here will be a story added to <br />this story, 50, 100, or 150 years from now. Imagine that! <br />NEIGHBORS - All neighbors opposed <br />This is one of those common sense studies. Right now we have a sign outside every neighbor's house <br />opposing the proposed design. How much more obvious can this be? The proposed design is not <br />acceptable. Did the architect regularly and consistently meet with these people, take their input seriously, <br />and incorporate it into the design? If so, did he really LISTEN to what they wanted? At my site visit <br />today I ran across one neighbor. He said the developer did not meet with the neighbors, and honoring <br />their requests was minimal. I feel quite strongly about a developer honoring the wishes of the site's <br />neighbors. I am suggesting that the developer meet, one-on-one, and also in group format, with the <br />neighbors, and carefully document every one of their concerns, address these in the drawings, then meet <br />with the neighbors again as if they were his own clients, and make revisions to the plan accordingly. If <br />the developer cannot do that, her or his proposed development is not acceptable and should be denied by <br />the city planner. <br />HOMELESS - Homeless Inclusion <br />And what about the homeless? During my walk on the site I found what seemed to indicate part of the <br />property was used by a homeless person. We should include homeless in the plan. I'm not sure how this <br />would equate but it would begin with empathy and the opposite of rejection. If we're not comfortable, we <br />don't need to give the homeless person a room to live in, but at the same time we should be open-minded <br />to having homeless camping and living on the site harmoniously with the residents. No one is more <br />important than anyone else. We are all equal. The homeless person has as much standing as a resident. <br />Let's find a way to incorporate homeless people into the design. <br />FINANCIAL ANALYSIS <br />Perhaps the design is not where it should be because money is a high influence factor. Maybe someone is <br />making a lot of money and doesn't want to stop or impede the flow. Who knows who's on the receiving <br />end, or how much he, she, or they are receiving. Maybe it is the contractor. Maybe someone gets <br />multiple amounts reciprocal to the number of lots developed. Maybe it equates to more tax income for <br />the city that motivates the city to have as many units as possible. Maybe the planner gets a cut. Maybe <br />the person who wrote the environmental impact statement gets repeat business and doesn't want to stop <br />that so the report was oriented to favor that person's financial continuation. In short, an analysis should <br />be done on who is making money for doing what functions in what amount of time, and how much <br />money. This shouldn't be considered taboo. There's nothing wrong with knowing exactly how much <br />everyone is making.
