Attachment A <br />density requirements on development sites in the residential zone category, it <br />shall achieve the minimum and maximum density requirements in accordance <br />with Table 9.2750 Residential Zone Development Standards, unless specifically <br />exempted elsewhere in this code or granted a modification through an <br />approved conditional use permit. For purposes of calculating "net density," <br />the acreage of land considered shall include the entire development site and <br />exclude public property, such as public streets, parks, and other public <br />facilities. In considering whether to grant a modification to the density <br />requirements, the hearings official shall evaluate the following factors: <br />RESPONSE: Table 9.2750 lays out a 0-14 unit density requirement for R-1 zones. Per 9.2751(b) <br />net density" is the number of dwelling units per acre of land in actual residential use and <br />reserved for the exclusive use of the residents in the development, such as common open space <br />or recreation facilities. As there are no residential dwellings on the property, nor is residential <br />development sought by this application, this site meets the minimum density requirements of <br />zero. <br />No modifications to these standards are requested.
