PH45ZĞĐ͛Ě9/9/13 <br />MynameisRichDambrovandIhaveownedmyhomeat119OakleighLaneforover8years.Iwould <br />liketovoicemyconcernstotheOakleighMeadowCoHousing(OMC)developmentascurrently <br />proposed. <br />Theoriginalscopeoftheprojectwasmuchsmallerthanthecurrentproposals.ThoughIwasnot <br />excitedaboutanewdevelopmentonourquiet,deadendstreet,Iwasattractedtoandinterestedinthe <br />cohousingidea.Ihadacceptedthatlandownerscoulddevelopthe͞ŵĞĂĚŽǁ͟somedayandfeltthat <br />theoriginalplanforamuchsmallercohousingdevelopmentwouldbeabettercasescenario.When <br />theprojectscopeandsizebegantoincrease,Ibecamemuchmoreconcerned. <br />Ifeelthatthisscaleofaprojectwillhaveahugeimpactonthelocalneighborhood.Weare <br />characterizedasaquietdeadendstreetthatreceiveslittletraffic.Adevelopmentsuchasthiswilllikely <br />causetrafficto,attheveryleast,double.Thefactthattheamountofunitsexceedsthecurrentnumber <br />ofhousesonOakleighLanebringsinsafetyconcernsandraisesthequestionastopotentialfurther <br />developmentstocompensate(suchaswideningthestreet,sidewalks,andlighting)forit.Afterwe <br />heardoftheincreaseofunits,mywifecontactedOMCabouttheseconcernsandwastoldthattheydid <br />nothaveanswersandthattheseweredecisionsthatthecitywouldneedtomake.TheOMCapplication <br />suggeststhattheresidentswilltakeadvantageofpublictransitandbicyclepaths,butĐĂŶ͛ƚrelyonthese <br />suggestionswhenplanningforpotentialtrafficincreases.Personally,Icommutebybicycleregularly, <br />howeverI,astheresidentsofOMCamnotboundtothischoiceandcanchoosetocommutebycaras <br />neededordesired. <br />Werecentlyreceivedamailingfromthecitydetailingtheprojectandprovidingthepublicwithan <br />opportunitytovoiceourconcerns.I,asmanyofmyneighbors,feelthatthisisanimportantissuethat <br />willnotjustaffectus.ItwillbecomeafurtherprecedentforhowlandintheRiverRoadcommunityis <br />usedanddeveloped.Idonotopposedevelopment;however,weneedtolimittheimpactthat <br />developmentshaveoncurrentlivability.IalsodonotopposethepeoplewhoareaffiliatedwithOMC.I <br />considerthoseaffiliatedwhoarecurrentlyneighborstobefriendsandotherswhomImetseemtobe <br />goodpeople.Theissue,rather,involveslanduse.AscaledbackOakleighMeadowCoHousingProject <br />couldperhapsprovideanexamplefordevelopmentthatcancoexistwith,andperhapsenhance,our <br />ŶĞŝŐŚďŽƌŚŽŽĚ͛Ɛuniquequalities. <br />Pleaseconsiderreevaluatingthisprojectinlightofthelargeimpactthatit,ascurrentlyproposed,will <br />haveonourcommunity. <br />Thankyou, <br />RichDambrov <br /> <br />
