The gable height will be the height that is used <br />to calculate the shade point height. <br />The proposed development site has a north-south lot dimension greater <br />than 90 feet, therefore, N = 90. The portion of the building that creates <br />the longest shadow is the gable ridgeline with a height of 23'-1" directly <br />above grade that is oriented 90 degrees relative to the north property <br />line, therefore, SPH = (23'-1" - 3'-0") = 20'-1". <br />SSB = (2.5 x 20'-1") + (90'/ 2) - 82.5' <br />= (50'-2 + (45') - 82.5' <br />= (95.2083') - 82.5' <br />=12.7083'; <br />SSB =12'-8 Building 1 is proposed to be located 21'-0" away to the <br />South of the northernmost lot line. The shadow casting point (ridgeline <br />of gable) of Building 1 extends two feet beyond the building footprint to <br />the North and is 19'-0" from the northernmost lot line, which is further <br />away than the Solar Setback of 12'-8 As such, Building 1 complies <br />with the criterion of this section. <br />EC9.279$(3)- EXEMPTIONSTO SOLAR SETBACK REQUIREMENTS. A building is exempt from the solar <br />setback standards when any of the following conditions exist: <br />(B) - EXISTING SHADE. THE BUILDING WILL SHADE AN AREA THAT IS ALREADY SHADED BY <br />ONE OR MORE OF THE FOLLOWING: <br />3. CONIFEROUS TREES OR BROADLEAF EVERGREENS THAT WILL REMAIN AFTER <br />DEVELOPMENT OF THE SITE. <br />Findings: Sixteen large, full, and tall coniferous trees, with a DBH range <br />of 12 to 40 inches, populate the entire length of the South property line <br />of Lot #200, which is approximately half of the length of the North <br />property line of the development property, and are indicated in detail on <br />Figure 03, Copy of the Topographic Survey, included with this letter. <br />According to the satellite aerial imagery provided, Figure 04, at <br />approximately sometime before noon on August 24t", 2012, the average <br />shadow length from the existing row of coniferous trees cast onto vacant <br />Lot #200 is approximately 70'-3". The proposed location of Building 2 on <br />the subject site is 19'-8" directly south of the northernmost lot line and <br />the row of existing trees. The longest shadow Building 2 casts onto Lot <br />#200, with an azimuth of 22.6 degrees, is approximately 30'-10" in <br />length.
